Skanska scoops £273m City of London office job

Skanska UK has secured a £273m construction contract to redevelop One Appold Street in the City of London.

The building, originally constructed in the 1980s as part of the Broadgate estate, is being refurbished rather than demolished.

The works are retaining the existing concrete and steel frame, with six additional storeys added and the floorplates enlarged.

Skanska UK said it will deliver a 14-storey office-led building with about 33,400 square metres of office accommodation and 4,460 square metres of leisure and hospitality space.

A new facade will also be included, designed to align with more recent Broadgate buildings.

The client is Broadgate, a joint venture (JV) between British Land and GIC.  Piercy & Company is the architect.

Skanska is delivering the main construction works and its Skanska Rashleigh Weatherfoil subsidiary will carry out M&E services installation.

Terry Muckian, executive vice-president in  Skanska UK’s building business, said the contractor had previously worked with British Land on London office projects and that the scheme would add to the wider Broadgate estate.

The redevelopment is targeting Nabers 5–5.5* and BREEAM Outstanding ratings, with circularity a central design principle.

Skanska project director Tony Boorer said: “We’ve worked closely with our customer to design a building with sustainability embedded in its DNA. By structurally refurbishing the building, the existing concrete and steel frame will be largely retained, avoiding the high carbon impact of demolition and in fabricating new steel.”

Construction works are under way and completion is expected in the first quarter of 2029.

Skanska UK turned over £1.27bn in its most recent accounts for the 2024 calendar year, and it was ranked 15th in the latest CN100 table of top contractors.

Other active London office projects for Skanska UK include a £105m nine-storey block for Baola Properties, and a £197m contract from the Grosvenor/Mitsui Fudosan UK JV to build a pair of offices in Mayfair.
