Galliford Try wins £33m Clarion homes job in Chester

Galliford Try has secured a £32.8m contract to deliver 126 homes at City Place in Chester for Clarion Housing.

The design-and-build job from the housing association will see the tier one contractor design and construct the residential units alongside associated external works, utilities and drainage.

The contract is valued at £27.3m excluding VAT.

Clarion Housing Property Development Services appointed Galliford Try following a competitive flexible procedure under the Procurement Act 2023.

Two tenders were received and assessed at final stage, with Winvic Construction named as the unsuccessful bidder.

The award decision was taken on 29 October 2025, with assessment summaries issued to tenderers the same day.

The standstill period is due to end on 27 February, with the earliest contract signature date set for 3 March.

The contract is expected to run from 3 March 2026 to 29 February 2028, a period of just under two years.

Clarion Housing Property Development Services, a subsidiary of Clarion Housing Group, acted as contracting authority.

Clarion Housing Group Limited provided tender administration support on the procurement.

The contract forms part of the broader City Place regeneration scheme in Chester that includes more than 46,450 square metres of Grade A office accommodation, alongside associated retail and leisure facilities, 200 residential units and new public realm.

The overall scheme – valued at £120m by data provider Glenigan – is being developed by Morgan Sindall subsidiary Muse Developments.
