{"id":459990,"date":"2022-06-17T12:38:40","date_gmt":"2022-06-17T11:38:40","guid":{"rendered":"https:\/\/www.constructionnews.co.uk\/?p=459990"},"modified":"2022-06-17T12:47:15","modified_gmt":"2022-06-17T11:47:15","slug":"work-restarts-at-troubled-one-nine-elms-site-as-772m-funding-agreed","status":"publish","type":"post","link":"https:\/\/www.constructionnews.co.uk\/buildings\/work-restarts-at-troubled-one-nine-elms-site-as-772m-funding-agreed-17-06-2022\/","title":{"rendered":"Work restarts at troubled One Nine Elms site as \u00a3772m funding agreed"},"content":{"rendered":"<p>Multiplex has returned a full-capacity workforce to its One Nine Elms site in London after securing new investment.<\/p>\n<p>Developer R&amp;F has received \u00a3772m of funding from four separate lenders, according to <em>ReactNews. <\/em><\/p>\n<p>It would be the first time that the \u00a3900m site has returned to full capacity since January, when <em>Construction News <\/em>revealed that <a href=\"https:\/\/www.constructionnews.co.uk\/buildings\/workers-walk-off-multiplexs-900m-one-nine-elms-job-31-01-2022\/\" target=\"_blank\" rel=\"noopener\">workers were leaving the site in their droves due to payment issues<\/a>.<\/p>\n<p>The deal was agreed with Global Management, Carlyle Group, Crosstree Real Estate Partners and Pr\u00e9cis Capital.<\/p>\n<p>One Nine Elms will consist of two towers of 56 and 42 storeys, alongside a 173-room luxury hotel. In total, R&amp;F is constructing 730,000 square feet of residential apartments, 267,000 square feet of hotel accommodation and 1,000 square feet of retail outlets there.<\/p>\n<p>R&amp;F has been beset with financial problems, forcing it to sell parts of its London property portfolio. Its Hong Kong subsidiary was put in \u201cselective default\u201d earlier this year, after it agreed with lenders to delay a $725m (\u00a3539m) debt repayment. At the time, the parent company\u2019s credit rating had not changed, but credit rating agency S&amp;P Global said it could still be cut.<\/p>\n<p>R&amp;F\u2019s property portfolio on the coveted Nine Elms stretch of south London is now limited to One Nine Elms solely, after it sold two other properties to developers. In March, it lost about \u00a360m after selling <a href=\"https:\/\/www.constructionnews.co.uk\/buildings\/hong-kong-consortium-takes-over-400m-london-site-from-troubled-developer-16-03-2022\/\" target=\"_blank\" rel=\"noopener\">its Vauxhall Square site to Hong Kong<\/a>-based developer Far East Consortium.<\/p>\n<p>It followed that up by selling its 50 per cent stake in Thames City to partner CC Land in April for about \u00a3275m (2.66bn Hong Kong dollars). The developer said it lost about \u00a3190m through the transaction.<\/p>\n<p>Last month, workers at the One Nine Elms site were\u00a0<a href=\"https:\/\/www.constructionnews.co.uk\/health-and-safety\/workers-on-multiplexs-troubled-one-nine-elms-site-fined-for-covid-party-21-04-2022\/\" target=\"_blank\" rel=\"noopener\">fined thousands of pounds<\/a>\u00a0for holding a party while the UK was in lockdown in 2021.
