Glencar took on the \u00a332.6m job in June last year, a few months after original main contractor Readie went into administration.<\/span><\/p>\n<blockquote><p><span style=\"font-weight: 400;\">\u201cWe had to quickly get to grips with the existing drawings and identify what was viable\u201d<\/span><\/p><\/blockquote>\n<p><span style=\"font-weight: 400;\">The building, now structurally complete, comprises a pair of three-storey wings connected by a central atrium. Glencar is also constructing ancillary infrastructure, such as an electricity substation and a 174-space car park.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When <\/span><i><span style=\"font-weight: 400;\">Construction News<\/span><\/i><span style=\"font-weight: 400;\"> visits the site in week 37 of a 72-week construction programme, the firm has completed the concrete frame and envelope and is nearing the end of roof works. Cat A fit-out for the office and lab spaces has also started.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Glencar aims to complete by October this year. \u201cWe\u2019ve already hit key programme milestones despite inheriting a challenging site,\u201d says Glencar operations director Greg Wright.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">Challenges aplenty<\/span><\/h3>\n<p><span style=\"font-weight: 400;\">Readie, which initially won the job in November 2023, had completed most of the earthworks when it went into administration three months later. The ground had been levelled, and a small amount of drainage and foundation works installed when Glencar arrived on site. \u201cReadie had done all the piling, and about 50 per cent of the substructures, so we took the project on from there,\u201d says Wright.<\/span><\/p>\n<p>One of the new contractor\u2019s first moves was to reassess material procurement timelines and sequencing of internal trades to minimise the impact of delays brought about by Readie\u2019s collapse.<\/p>\n<div id=\"attachment_521338\" class=\"wp-caption aligncenter\" style=\"max-width: 693px;\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-521338 size-large\" src=\"https:\/\/cdn.ca.emap.com\/wp-content\/uploads\/sites\/8\/2025\/05\/Glencar-The-Sidney-Sussex-Building-5-683x1024.webp\" alt=\"\" width=\"683\" height=\"1024\" srcset=\"https:\/\/cdn.ca.emap.com\/wp-content\/uploads\/sites\/8\/2025\/05\/Glencar-The-Sidney-Sussex-Building-5-683x1024.webp 683w, https:\/\/cdn.ca.emap.com\/wp-content\/uploads\/sites\/8\/2025\/05\/Glencar-The-Sidney-Sussex-Building-5-200x300.webp 200w, https:\/\/cdn.ca.emap.com\/wp-content\/uploads\/sites\/8\/2025\/05\/Glencar-The-Sidney-Sussex-Building-5-153x230.webp 153w, https:\/\/cdn.ca.emap.com\/wp-content\/uploads\/sites\/8\/2025\/05\/Glencar-The-Sidney-Sussex-Building-5-100x150.webp 100w\" sizes=\"(max-width: 683px) 100vw, 683px\" \/><p class=\"wp-caption-text\">Glencar applied for an oversailing licence to extend the crane\u2019s jib<\/p><\/div>\n<p><span style=\"font-weight: 400;\">Vertical access was accelerated by procuring permanent formwork staircases, to enable workers to access the floor plates more easily. Other measures to claw back time included the installation of additional temporary wrapping around the facade. By enclosing the building in this fashion, Glencar was able to continue working on the job in the depths of winter, says Wright.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Coordinating below-ground services also provided a test. \u201cWe had a certain amount of as-built information and quality assurance records that we could obtain from either the supply chain or the existing design team or client team. We gathered all the information we could from these sources as the client wanted us to take on the risk from everything that had been built up to that point,\u201d says Wright. \u201cWe were able to do that and provide the client with a full warranty and guarantee under the D&amp;B [JCT Design &amp; Build] contract.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But once work started, there were still discrepancies between what Wright\u2019s team expected and what they found underground. \u201cWe encountered redundant ducts, unrecorded fibre lines and even a section of an old drainage run that hadn\u2019t been documented,\u201d he says. \u201cWe had to quickly get to grips with the existing drawings and identify what was viable and what needed to be revised.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Where there was missing or incomplete information, Glencar completed further design calculations, inspections and testing. In one instance, this involved extensive ground-penetrating radar surveys and working with utility companies to map out a revised route for the incoming services.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The jib of the tower crane Glencar inherited from Readie was also deemed inadequate for the team\u2019s requirements. \u201cIt didn\u2019t cover the whole building, so we couldn\u2019t pour all of the concrete frame from the crane,\u201d says Wright. To use the crane as it stood would have meant supplementing it with mobiles, spiders or different means of access, he adds.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Instead, Glencar applied for an oversailing licence to extend the jib length by 55 metres over an adjoining building. \u201cWe did a lot of design checks to make sure that extending the jib length wouldn\u2019t put additional load on the crane and the foundations of the piles,\u201d says Wright.<\/span><\/p>\n<h3>Building in flexibility<\/h3>\n<p><span style=\"font-weight: 400;\">Glencar also re-evaluated Readie\u2019s design for the facade system, which was technically sound but lacked flexibility for future tenant adaptations. The two wings now include a mixture of modular facade treatments, ranging from rainscreen cladding to aluminium and glass louvres on the corners, which were being installed when <\/span><i><span style=\"font-weight: 400;\">CN<\/span><\/i><span style=\"font-weight: 400;\"> visited. The lightweight steel framing system behind the facade is adaptable to meet the needs of future tenants. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIf a tenant wants to change the positions of the louvres, for instance, they can do that quite easily \u2013 or cladding can be swapped out for curtain walling,\u201d says Wright.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But the delivery of custom aluminium sections was delayed by several weeks. As a result, \u201cwe had to get creative with resequencing the works,\u201d Wright says. \u201cRather than wait idle, we brought forward elements of the internal build \u2013 such as drylining and riser installation \u2013 which were originally planned for later. That kept labour productive and avoided cost creep.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Subcontractor Halsall began mechanical, electrical and plumbing (MEP) installation in mid- January, screening and plastering plant rooms and fixing bracketry for containment.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The internal fit-out also allows for tenant flexibility. \u201cThe labs are being delivered to a Cat A standard, but we\u2019ve designed with adaptability in mind,\u201d Wright says. Demountable partitions allow reconfiguration of internal spaces and raised access floors allow end users to tailor the space for their exact needs.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The high-spec MEP systems reflect the building\u2019s intended use. Air-handling units and extraction systems, for instance, are designed to allow laboratory-grade control of airflow and temperature. The MEP systems also have redundant capacity, allowing future tenants to scale up their operations without needing a complete system overhaul.<\/span><\/p>\n<h3>Easing the supply chain<\/h3>\n<p><span style=\"font-weight: 400;\">Technology helped Glencar to mitigate the complexities of dealing with numerous problems against a tight deadline. For instance, the firm introduced a shared BIM platform that allowed stakeholders to flag issues in real time, reducing time lost to miscommunication or slow approvals. \u201cThat system paid dividends when we had to make quick design adjustments after supply chain changes,\u201d Wright says.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Glencar is working methodically down through the building to install main services and internal finishes. Second-floor works are running about two weeks ahead of the first-floor works, which run about two weeks ahead of the ground floor, so each separate trade can sequence works logically.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In the glazed atrium, the contractor has just finished installing a feature staircase and will soon start decorating it. First-fix electrical works will also start soon, before the installation of a feature timber panelled wall.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The next big target is achieving watertight status \u2013 which Glencar aims to hit in early summer. Most life sciences projects tend to use an RC frame, Glencar operations director Greg Wright explains, because concrete is very good at resisting vibration, which is important for labs using precisely calibrated scientific equipment.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Glencar looked at other options for the frame, such as steel and precast concrete, Wright explains. \u201cBut when you look at all those different types, you get different vibration outputs. RC is heavier, denser and less prone to vibrations and movements that may affect the end user.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The timeframe for erecting the RC frame was shortened \u201cthrough longer working hours and also enhanced concrete mix designs to improve the early strength results of initial concrete pours\u201d, says Wright.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Overall, the Glencar team aims to save almost 200,000 tonnes of carbon dioxide equivalent in the construction process. It is doing this is part by attempting to mitigate the impact of carbon-heavy concrete: for example, for the RC frame and floors, the firm has specified a lower-carbon concrete mix containing 50 per cent ground granulated blastfurnace slag. \u201cIt\u2019s a 90 per cent recycled RC frame \u2013 all we\u2019re left to play around with on the embodied carbon is the cement content,\u201d Wright
