{"id":525890,"date":"2025-07-29T12:45:54","date_gmt":"2025-07-29T11:45:54","guid":{"rendered":"https:\/\/www.constructionnews.co.uk\/?p=525890"},"modified":"2025-07-29T12:04:48","modified_gmt":"2025-07-29T11:04:48","slug":"morgan-sindall-begins-100m-scottish-job-after-funding-gap-filled","status":"publish","type":"post","link":"https:\/\/www.constructionnews.co.uk\/buildings\/morgan-sindall-begins-100m-scottish-job-after-funding-gap-filled-29-07-2025\/","title":{"rendered":"Morgan Sindall begins \u00a3100m Scottish job after funding gap filled"},"content":{"rendered":"<p>Morgan Sindall has started work on a \u00a3103m community campus scheme after North Ayrshire Council reworked the project to help fill a \u00a327m funding gap.<\/p>\n<p>Councillors voted last month to borrow another \u00a316m to help fill a \u00a327.8m funding gap on the Ardrossan Campus project, originally priced at \u00a386.8m, that it identified in April.<\/p>\n<p>The remainder was filled by \u00a34m of funding from the Scottish Futures Trust, with \u00a34.3m in value engineering and \u00a34m of \u201ctender package efficiencies\u201d, according to council documents.<\/p>\n<p>The scheme forms part of the wider Ardrossan Coastal Quarter regeneration programme and will deliver an educational and community campus comprising:<\/p>\n<ul>\n<li>A 1,200-pupil secondary school (including 18-place Astra Base).<\/li>\n<li>A 220-pupil primary school.<\/li>\n<li>A 34-pupil early years provision.<\/li>\n<li>A public library.<\/li>\n<li>A public swimming pool.<\/li>\n<li>Community access to other sporting facilities outwith school hours.<\/li>\n<li>Health and Social Care Partnership (HSCP) office accommodation.<\/li>\n<li>Aa Campus Police Officer base.<\/li>\n<\/ul>\n<p>The vision for the wider site also includes the provision of new housing and commercial uses.<\/p>\n<p>The campus forms part of the Scottish Government\u2019s Learning Estate Investment Programme.<\/p>\n<p><a href=\"https:\/\/www.constructionnews.co.uk\/contractors\/morgan-sindall\/\">Morgan Sindall<\/a> was appointed to the job through the SCAPE framework after a two-stage procurement process that included involvement during the design phase.<\/p>\n<p>The scheme was originally intended to achieve Passivhaus Classic standard but this was dropped in favour of alternative sustainability measures following the forecast cost divergence.<\/p>\n<p>Construction will proceed under an NEC4 contract.<\/p>\n<p>A \u00a35m contingency has been included to mitigate ongoing industry volatility, labour and materials shortages, and regional competition from major projects in the Central Belt.<\/p>\n<p>Enabling works were carried out by RJ McLeod, which installed a revetment, created a new spine road and coastal path, and carried out earth movement and other works to prepare the site<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Morgan Sindall has started work on a \u00a3103m community campus scheme after North Ayrshire Council reworked the project to help fill a \u00a327m funding gap.
