The owners of the world\u2019s second-largest movie set, Shepperton Studios Limited (SSL), and contractor Laing O\u2019Rourke have filed lawsuits against each other over a disputed invoice.<\/span><\/p>\n

SSL is the owner of Surrey-based, 139,354 square metre Shepperton Studios, which boasts Amazon MGM Studios and Netflix as major tenants.<\/span><\/p>\n

On 12 December, SSL logged a claim with the High Court over the validity of payment and pay-less notices that SSL had issued to<\/span> Laing O\u2019Rourke<\/span><\/a>.\u00a0<\/span><\/p>\n

If the court ruled in SSL\u2019s favour, it would effectively wipe out a \u00a35.6m claim by the contractor.<\/span><\/p>\n

Three weeks before SSL filed its claim, Laing O\u2019Rourke took the disputed payment to adjudication.<\/span><\/p>\n

The adjudicator\u2019s decision has not been made public, but Laing O\u2019Rourke told <\/span>Construction News<\/span><\/i> that he ruled in its favour.<\/span><\/p>\n

On 2 January, the contractor filed a new lawsuit against SSL to enforce the adjudicator\u2019s decision.<\/span><\/p>\n

Laing O\u2019Rourke did not confirm the amount that SSL was ordered to pay.<\/span><\/p>\n

The case arises from a \u00a3331m design and build contract that the tier one firm entered into with SSL in November 2021.<\/span><\/p>\n

The project involved an expansion of the studios, including the addition of sound stages, workshops, production offices, and other buildings and infrastructure.<\/span><\/p>\n

On 15 December 2023, SSL and Laing O\u2019Rourke entered into a deed of variation to increase the contract sum to \u00a3367m and revised the completion date to January 2024.<\/span><\/p>\n

The project reached practical completion in April 2024.<\/span><\/p>\n

On 24 July 2025, Laing O\u2019Rourke submitted an application for payment of \u00a35.6m plus VAT.<\/span><\/p>\n

Six days later, Gardiner & Theobald (G&T), SSL\u2019s employer\u2019s agent, issued a payment notice for the net sum of \u00a32.4m.<\/span><\/p>\n

This was followed by a pay-less notice on 19 August in which G&T disputed the \u00a32.4m invoice and claimed SSL owed Laing O\u2019Rourke nothing after it had deducted costs for damages, utilities and catering, totalling \u00a32.4m.<\/span><\/p>\n

The contractor argued that SSL\u2019s payment and pay-less notices are invalid because they do not set out the basis on which the sums have been calculated.<\/span><\/p>\n

SSL asked the High Court to overturn the adjudication \u2013 which was ongoing when it submitted its legal claim \u2013 if it ruled against it.<\/span><\/p>\n

Laing O\u2019Rourke said the adjudicator has now ruled in its favour and lodged court action on 2 January to enforce payment. It is not known on which day the judgment \u2013 which is not made public \u2013 was made or the amount SSL was ordered to pay.<\/span><\/p>\n

A Laing O\u2019Rourke spokesperson said: \u201cThere was a contract dispute where an adjudication decision was made in Laing O\u2019Rourke\u2019s favour. That adjudication decision should be enforced.\u201d<\/span><\/p>\n
