Samsung and <em>Construction News <\/em>hosted a panel of industry experts to discuss how to provide well-planned, energy efficient developments.<\/p>\n<p>The wide-ranging debate highlighted a set of challenges and opportunities for mixed-use development in 21st century Britain. The panellists highlighted some of the challenges involved in delivering a mixed-use project over a long timeframe in the face of rapid technological change. Differences between how residential and commercial occupants use buildings and energy were also raised, as well as the challenges for contractors of delivering developer intentions.<\/p>\n<h3>The benefits<\/h3>\n<p>Mark Robinson, development director at Kier Property, highlights the benefits of mixed-use development for clients. Larger schemes allow \u201cdifferent routes to market, so when inevitably there are ups and downs in different sectors, it provides flexibility to find that route, be it residential, office, high-tech, industrial or whatever. Having a bigger site offers you that flexibility in design.\u201d<\/p>\n<blockquote><p>\u201cWe\u2019ve been building stuff the same way for 100 years, but the occupants of those buildings are now changing\u201d<\/p>\n<h4>Murtaza Bukhari, Samsung Electronics UK<\/h4>\n<\/blockquote>\n<p>Data and digital platforms are emerging as a practical bridge between design intent and operational reality. Joey Aoun, director of net zero and sustainability lead at Savills Investment Management, says the firm now uses environmental, social and governance data platforms to create a clearer picture of how mixed-use assets perform once occupied. His firm uses Deepki as its core data management platform to automate the collection of energy, water and waste data at both asset and portfolio level, enabling performance tracking and benchmarking across complex estates.<\/p>\n<p>\u201cWhere data is more challenging to collect, particularly within the residential components, we supplement this with third-party data aggregators and undertake additional analysis to refine and finalise estimates,\u201d he says.<\/p>\n<p>Aoun says AI-enabled tools linked to connected sensors are being used for net-zero audits, climate risk screening and building systems optimisation, allowing more targeted operational interventions rather than blanket upgrades.<\/p>\n<p>JLL is taking a similar approach, using its own custom intelligent Internet of Things integration and real-time analytics systems to shift building management from reactive to proactive. Simon Hodson, sustainability lead, residential and living at JLL, says connected systems are helping to optimise energy use, cut maintenance costs and improve occupant experience through measures such as indoor air quality monitoring and automated comfort controls. The aim, he says, is to turn building performance data into decisions that can be acted on quickly and at scale.<\/p>\n<blockquote><p>\u201cUntil we give more confidence in the data we\u2019re providing to show it will pay back, all they\u2019ve got is really high bills\u201d<\/p>\n<h4>Heather Evans, Rider Levett Bucknall<\/h4>\n<\/blockquote>\n<p>Such technology can create a virtuous circle. Hodson says JLL\u2019s designs are influenced by the lessons from the data gathered. \u201cWe\u2019ve been collecting data for 15 years with monitors throughout our buildings looking at footfall, room occupation and efficiencies. We\u2019re feeding that into future building design, trying our best from a data-led perspective to inform different options,\u201d he says.<\/p>\n<p>Murtaza Bukhari, director of strategic partnerships UK &amp; Europe for Samsung Electronics UK, says that successful developments that keep pace with technology require the creation of new relationships, such as between contractors and equipment providers. \u201cWe\u2019re finding developers ask for a full heating, ventilation and air conditioning solution,\u201d he says. \u201cWe also do the white goods, televisions, screens and overarching software that can monitor everything. So we can pretty much provide you with a one-stop-shop.\u201d<\/p>\n<p>Large developments can also create value such as social and environmental sustainability. Heather Evans, head of sustainability UK &amp; Europe at Rider Levett Bucknall, says: \u201cWe see a lot more focus on social sustainability, and mixed-use developments are really good at providing that.\u201d Ross Boulton, sustainability director for development at Landsec, agrees, saying: \u201cYou have the opportunity that you wouldn\u2019t in an individual building. You can influence the landscaping to really bring in biodiversity and green spaces and foster that community\u2019s connection to nature.\u201d<\/p>\n<p>Kemi Owoeye, technical lead for sustainable design at Willmott Dixon, says: \u201cIf you have the right number of units, you can also create, say, district heating. But these developments are over long periods and what is good when you are planning is only acceptable when you start to build. You are trying to design something that can accommodate that change.\u201d<\/p>\n<p>Of course, large mixed-use schemes do not sit in isolation, and the best schemes design-in benefits that can spread the positive impact of development to surrounding communities. Paul Toyne, head of sustainability (group) at Grimshaw, says: \u201cIf we\u2019re going to be successful with an integrated approach we need to take it beyond the red lines of the development. We need to really understand the masterplan, and the context in which this development sits, and our energy, water, transport \u2013 all these things factor in. Some you can potentially try and control within your site, but realistically it\u2019s much broader.\u201d<\/p>\n<p>Another opportunity mixed communities allow, says Aoun, is the building-in of energy efficiency from the outset, for example by catering for retailers and homeowners wanting energy at different times. \u201cWhy don\u2019t we feed energy in as and when needed, and store it in a demand-responsive way?\u201d he asks.<\/p>\n<h3>Navigating the pitfalls<\/h3>\n<p>Along with such advantages come potential pitfalls that contractors and their clients must navigate carefully. Bukhari says that breaking old habits to take advantage of new technology can be tough for some. \u201cWe\u2019ve been building stuff the same way for the past 100 years, but the occupants of those buildings are now changing.\u201d He says younger age groups now ask: \u201cIs the building sustainable, is it connected, is it smart \u2013 and the way we construct needs to change a little to embed those things throughout the cycle.\u201d<\/p>\n<blockquote><p>\u201cWhere data is more challenging to collect, we supplement this with third-party data aggregators\u201d<\/p>\n<h4>Joey Aoun, Savills Investment Management<\/h4>\n<\/blockquote>\n<p>One of the key challenges is a gap between the attitudes of residential and commercial occupiers, with the latter willing to pay more upfront in the interests of long-term savings, while residential occupiers often see only larger current bills.<\/p>\n<p>Hamish Phillips, vice president of strategic partnerships at British Gas, says the upcoming Future Homes Standard is likely to see average annual domestic energy bills of \u00a31,000 to \u00a31,200 per home and wonders what the best way is to reduce this further. He explains: \u201cFor a home to essentially have a zero energy bill, it can cost up to \u00a315,000 more than a standard built home today, and I think we need to find out what is the optimal level of eco-tech investment \u2013 solar and batteries \u2013 to bring down energy bills at scale.\u201d<\/p>\n<p>Robinson says data collection from offices is less complicated as users want efficient energy and long-term benefits and investors understand and use the data. But for residential, \u201cunless the consumer demands it, I think the concern is they just see a premium, which they don\u2019t want to pay, because they don\u2019t understand the benefit.\u201d<\/p>\n<p>Natalie Morris, head of MEP design at Ballymore, says her experience was that spending on sustainability was sometimes \u201cnot bringing the value back, because we\u2019re finding the people purchasing aren&#8217;t quite there at being able to ask the questions about the product that they&#8217;re buying\u201d.<\/p>\n<p>Evans feels a lack of residential occupants\u2019 enthusiasm can sometimes hamper the take-up of sustainability measures. \u201cIf we take EPCs, even people who are purchasing their properties don\u2019t believe in them,\u201d she says. \u201cUntil we give more confidence in the data we\u2019re providing to show it will pay back, and that the grid will decarbonise, all they\u2019ve got is really high bills.\u201d<\/p>\n<p>Lorna Taverner, head of architecture and technical design at Willmott Dixon, agrees that domestic occupier education is vital, and not a bolt-on, as energy efficiency measures are of little use if occupiers do not understand them. \u201cThat\u2019s why we see all the misconceptions that air source heat pumps don\u2019t work. Well, they don\u2019t work if you\u2019ve got a really leaky building.\u201d<\/p>\n<blockquote><p>\u201cWhat is good when you are planning is only acceptable when you start to build\u201d<\/p>\n<h4>Kemi Owoeye, Willmott Dixon<\/h4>\n<\/blockquote>\n<p>Stuart Bell, national sales manager of heating at Samsung Climate Solutions UK, says his company seeks to lessen customers\u2019 unease with technology by ensuring it is not intrusive. \u201cIt\u2019s how we incorporate that energy message into smarter living to make the whole technology thing \u2018disappear\u2019. We don\u2019t want to make it so complicated that people run for the hills.\u201d<\/p>\n<p>Owoeye cites developments where occupants hire, rather than buy, white goods, \u201cso on the ground floor, you\u2019ve got Xboxes, toasters and air fryers to rent \u2013 it\u2019s a whole new system that fosters community\u201d.<\/p>\n<p>Hodson foresees demand for cooling rather than heating as climate change advances. He thinks using energy from below ground as an income stream would become \u201ca real opportunity for corporate institutional landlords\u201d.<\/p>\n<p>Looking for solutions, the panel considers whether problems could be overcome by early contractor involvement. Owoeye says issues occur when \u201cyou have the wrong people, or not enough people, in the room to do the compromising\u201d. She says that instead of seeking a systematic reduction in costs, people sometimes \u201ctake out big fat chunks, which is like removing one side of a Rubik\u2019s Cube, and then it doesn\u2019t work\u201d.\u00a0 Taverner agrees: \u201cI think value engineering has become, \u2018what can I take away\u2019, rather than \u2018where is the actual value in this element\u2019, and that\u2019s where contractors\u2019 early engagement comes in, because we see so many schemes that are fantastic on paper, but the cost just isn\u2019t going to work.\u201d<\/p>\n<p>Mark Seaman, head of the B2B integrated offering team at Samsung Electronics UK, said late compromises could have a negative impact on projects and that every discipline within a business should be engaged in a new project\u2019s design from the outset, an approach which in his experience contrasted favourably with development industry practice.<\/p>\n<p>Aoun says a systems-thinking approach would improve matters as traditionally \u201cwe&#8217;ve been designing by disciplines with one team designing the residential block, the other team designing the retail block\u201d. Systems thinking, he says, is \u201cthe only way that we can unlock the opportunity between the different parties\u201d.<\/p>\n<p>Concluding, Bukhari says clients want assurance on the quality of their building\u2019s technology and long-term performance. \u201cWhat we want to bring to the table is as much learning as we can, and then try to integrate that into making UK construction a little bit better,\u201d he says.<\/p>\n<p>Data collection and interpretation, systems-thinking and early occupier engagement may not be part of traditional industry working.
